A
AI (Artificial Intelligence)
Artificial intelligence. A major driver for new data center developments due to high computing and power requirements, especially GPU clusters.
Availability Zone
A separately operated data center unit within a region (e.g. AWS Frankfurt Zone 1), designed to increase redundancy and fault tolerance.
Average Rack Density
Average power consumption per rack measured in kW; critical for cooling and power infrastructure planning.
B
BESS (Battery Energy Storage System)
Battery storage infrastructure used for grid stabilization or backup power supply; increasingly integrated into modern data center developments.
Build-to-Suit
Custom-built data center developed specifically for a dedicated customer, such as a hyperscaler or enterprise tenant.
Bundle (Contract)
Combination of lease agreement, power purchase agreement (PPA), and operational management structure; highly relevant for financing and institutional investors.

CapEx (Capital Expenditure)
Investment costs including construction, technical infrastructure, and land acquisition.
Carrier-Neutral
A data center hosting multiple telecom carriers and fiber providers, increasing attractiveness for colocation clients.
Colocation
Business model where the operator rents space, power, and cooling to customers who install their own servers and IT equipment.
Cooling Load
The amount of heat generated per MW of IT load that must be removed through cooling systems; directly impacts PUE performance.
Cross-Connect
Physical fiber or copper connection between racks, customers, or network providers within a data center.

DCIM (Data Center Infrastructure Management)
Software platform used to monitor and manage energy, cooling, capacity, and operational efficiency.
Dual Feed Power
Two independent power feeds designed to increase redundancy and uptime.
Due Diligence
Comprehensive assessment of location, infrastructure, permits, legal structure, and commercial viability prior to investment.

Edge Data Center
Smaller decentralized data center located close to users or devices to reduce latency.
EPC (Engineering, Procurement & Construction)
General contractor responsible for design, procurement, and construction delivery.
ESG (Environmental, Social, Governance)
Sustainability and governance criteria increasingly essential for institutional financing and investment approvals.

Fiber Backbone
Primary fiber-optic infrastructure connecting data centers to internet exchange points and network hubs.
Floor Load / Raised Floor
Load-bearing capacity and elevated flooring system used for cable management and airflow distribution.

Green Bond
Debt instrument used to finance sustainable projects such as energy-efficient data centers.
Grid Connection
Connection to the electricity grid, typically at 110 kV or 380 kV level; one of the key determinants of site value.

Heat Reuse
Reuse of waste heat for district heating or industrial applications; may create additional revenue streams.
High Availability (HA)
System architecture designed for maximum operational uptime, typically above 99.999%.
Hyperscaler
Operator of large-scale cloud infrastructure and hyperscale data centers, such as AWS, Google, Meta, or Microsoft.

IaaS / PaaS / SaaS
Cloud service models: Infrastructure as a Service, Platform as a Service, and Software as a Service.
Interconnection
Connection of multiple networks within a data center environment; critical for data exchange performance.

kW / MW / GW
Units of electrical power measurement
(1 MW = 1,000 kW = 1,000,000 watts).
Cold Aisle / Hot Aisle Concept
Airflow management design used to optimize cooling efficiency within server environments.

Latency
Delay in data transmission; a critical factor for edge computing and AI applications.
LEED / BREEAM
International sustainability certifications for buildings, increasingly relevant for institutional investors.
Load Factor (PF)
Power factor describing the ratio between real power and apparent power.

MW (Megawatt)
Standard measurement unit used to evaluate data center capacity and investment scale.
Modular Design
Construction methodology using scalable modules (e.g. 2 MW units) to phase capital expenditure.
M&E (Mechanical & Electrical)
Collective term for technical infrastructure including cooling, power supply, and security systems.

N+1 / 2N
Redundancy levels for cooling or power infrastructure.
Example: one additional backup unit per system.
Neutral Host
Infrastructure provider serving multiple telecom or cloud partners simultaneously.
O
Opex (Operational Expenditure)
Operational costs including electricity, maintenance, staffing, and facility management.
Overbuild
Reserved space or infrastructure capacity for future expansion.

PDU (Power Distribution Unit)
Electrical power distribution unit installed within racks or technical rooms.
PPA (Power Purchase Agreement)
Long-term electricity supply agreement with fixed pricing, reducing energy price volatility.
PUE (Power Usage Effectiveness)
Ratio between total facility energy consumption and actual IT energy usage.
An ideal value is close to 1.0.

Rack
Standardized frame (typically 42U) used for mounting servers and networking equipment.
Redundancy
Duplication of critical systems such as power, cooling, or networking to ensure uninterrupted operations.
ROI (Return on Investment)
Financial metric used to evaluate the profitability of a project or investment.

SCADA (Supervisory Control and Data Acquisition)
Monitoring and control systems used for technical infrastructure management.
Shell & Core
Basic building structure and infrastructure before IT systems are installed.
SLA (Service Level Agreement)
Contractually guaranteed operational and availability standards.
Smart Grid
Intelligent electricity network capable of dynamically managing energy flows.
T
Tier I-IV (Uptime Institute Classification)
- Tier I – Basic redundancy
- Tier II – Partial redundancy
- Tier III – Fully redundant and concurrently maintainable
- Tier IV – Fault tolerant with maximum availability
TCO (Total Cost of Ownership)
Total lifecycle cost of a data center including CapEx and Opex.

UPS (Uninterruptible Power Supply)
Battery-supported backup power system ensuring uninterrupted electricity supply.
Uptime
Percentage-based measurement of operational availability.
V
Virtualization
Consolidation of multiple virtual servers onto a single physical machine to reduce hardware requirements and space usage.
Voltage Level (50 / 110 / 380 kV)
Voltage level of the grid connection, critical for scalability and power availability.
W
Waste Heat
Heat generated by IT operations that can potentially be reused as an energy source.
Wholesale Data Center
Large-scale data center leased to a single customer, typically a cloud or hyperscale operator.
